I have had a local appraiser tell me he runs into this occasionally - when he does, he says he 'has to' appraise the home as a conventional home (probably discounted some for condition unless extensively remodeled).

The wood rot is in sections all over, some small, and some more extensive, because the previous owner didn't use the correct size sheets and never sealed seams or nail holes.

I guess it depends on how extensive your renovation is but if its mostly cosmetic for 1-4 units it should be done in 3 months.

So I am a first time home buyer and I have signed a contract to purchase a home I dearly love all my part of the home buying process is done problem is the seller has tax lien on the property and closing date has been changed 3 times a request to release lien was made and was suppose to had closed oct 22,2021 so realestate agent sent a extension addendum to the seller but seller isn't wanting to sign he is behind on state taxes and promise to pay has him behind and the state tax dept says no release until he is caught up lawyer says could be a couple more months but again seller isn't wanting to sign extension addendum what should I do at this point .

You indicate you know the law (assuming including the rent control law), but here are some thoughts:You can only legally terminate the tenant for a rehab extensive enough that tenant cannot occupy unit or to move in close family if your lease indicates that moving in family member is a reason for tenant termination.
