What pissed me off is when they had their so called people deny that they were in the wrong doing give me a break :roll: They knew about those sub prime mortgages and that they were toxic but they lied to investors and told them they were ok to invest in the meantime they created the synthetic CDO to bet against them knowing full well that they would win in the end because they knew that those mortgages were going to default.They should have fell along with Lehman Brothers but instead they got a bailout paid by us the tax payers and still profited.

On the new LE, that $27.9K is removed  and the "Estimated Cash to Close on the updated LE is $59K.The mortgage brokers compensation ($15K) is coming directly from me, but most of all of it is being covered by the lender credit ($27K).Due to my DTI and other underwriting calculations, I was asked to put up closer to 5%.We were denied by a first bank because I own too many rental properties, so this is the 2nd bank I am working with.

The missing rail case I'm pretty sure is negligence (landlord duty to maintain property up to code) and at fault, especially if notified about the issue - insurance will not cover in this cases (more than that, I think they will look, maybe even help, to blame the insured in order to deny the insurance claim - in other words, I don't think their first priority is to help you, but to find reasons to deny the claim).

Frank, even with the 20% down and covering the cost, Banks hesitate and deny the loan to LLC, unless you have a good relationship or your LLC is well established and can show the cash flow from prior operation.

Regarding, insurance, you might be able to get a policy, but if you submit a claim, the insurance company may deny the claim due to your illegal use of the property.You will need to personally weigh the risk vs. the reward.
