Because just because someone shows you a bank statement with proper funds, and they may fully intend to purchase real estate, but that doesn't mean they won't use you to run all over town inspecting houses with or without them, running comps, doing a whole BPO and then either going directly to the listing agent, bank or owner cutting you out of the deal.

I don't deal with cosmetics or other nonsense requests unless they were already in the works - for example, I cut down a tree near one of our units earlier this year, which pleased the tenant, but it was already slated to be cut down.

I've looked into them in the past as they would work well for me with low money down, i heard before that you had to pay monthly loan insurance(think it was around $100) and got nervous about it cutting into my cash flow to much.

The temporary licenses are good for the year, (we are expected to be honorable and cut ourselves off at 90 days) but I bet they find a way to tweek that to stop folks from cheating.
