Current Setup: - Electrical - Single 200A panel: Current plan is to trace all circuits and, provided they can be easily divided I would add a 100AMP sub-panel and a local sub-meter to avoid engaging the power company.... of course this means I would need someone to physically check the meter monthly and I would still have the service in my name...)

There appears to be either 5 or 6 220v breakers. (2 labeled main range, one dryer, others not labeled) currently has 3 ranges, one dryer, no a/c, gas heat and water so I would assume the 5th 220v is a plug somewhere else in the basement, that’s where the old kitchen would have been.

(plumbers are stupid expensive)My renovation included all new LVP flooring, new HVAC unit, new and used appliances, paint interior and exterior, new bath vanities, paint cabinets/add hardware, update plumbing, fix bad electrical breakers, fixed up the backyard shed, lots of landfill trips, fix the broken fence, along with a few other miscellaneous repairs.

These impressions wouldn't be deal breakers if the location was great, but most of the ones in South Dallas were in neighborhoods I didn't feel comfortable or welcome in.
