I'm seeing a lot of references to just flatly looking for x years of good tenancy verified by a landlord, but what if this is their first move on their own, and they can tell you where they lived but don't have a non-family landlord to ask about them?

In that instance, if the cap rate stays the same, the calculated value will be artificially lower than the market value so how did you model or bake-in this market appreciation into say a 5 or 10 yr model?

I don't know how much you have for DP, but if you're looking for buy and hold, there's a house in the Sunset selling the whole building right now for 1m or so and comes with 2 flats (obviously, it'll go for more).
