I do know that it was a higher weekly rate than we paid at other STRs in other parts of the country but just attribute it to martket demand.I looked into buying into a unit briefly, but it's so highly regulated (which can be a good thing, just not my style) that we opted for elsewhere.

We are seeing that start to trend down with numbers of listings decreasing in q2 2023 to Q3 2023/ I attribute this to not as many new airbnb host getting in while interest rates are so high, It makes the numbers harder to work.

Market analysis here has attributed the recent slowdown of increases (no real dip here yet just a deceleration of the rise) to a few bursts of inventory from homeowners pulling the trigger on selling to cash in on the current prices.

Unknown/variable risks scare me, and many others like me.I focus less on the "risk" of leverage at least in these types of discussions, because it is something I know and understand the likely situations and outcomes of much better.I can model what would happen to my cashflow, net worth, balance sheet, etc. based on my leverage and various changes to market conditions.I cannot model what would happen to my cashflow, net worth, balance sheet, etc. in the face of major lawsuit with unknown attributes and outcomes.
