If you want floors that will handle a fire or allow for one unit to go up and have any chance of saving the adjacent unit you will need to look into building fire rated assemblies where the majority of their resistance to catching fire is based on the materials that face the framing ie. gypsum board.

@Matt Porter if you're doing investor relations work to assemble cash partners together you might get more and better responses if you offer your services for a flat fee on closing, maybe initially ask $20k and let them lowball you down to $17k.

The other unit is working but it's 25 years old and I'm told by the AC tech that the air handler blower motor and assembly is starting to fail and will cost 2500$ to repair.
