I am not on the title and I understand I could always put a mechanics lien on the property, but are there other safety measures I could put in place to limit my exposure?

Plus keep in mind that cashflow is not the only measure of return you still have equity buildup, tax write offs and appreciation.With all this financial mumbo jumbo being said I totally agree that cash on cash return is the only important return because all those other measures of return are delayed and wont be realized until you sell the house or do your taxes.

Do a quick search on youtube for "foundation repair" and you will find plenty of videos that explain how they do it.Basically they measure how far down certain parts of the house have sunk and determine where piers need to be placed.
