They shouldn't have a problem insuring a clean marketable title.  

If it's A grade their is a good chance the tenant was so clean you can lease it with the exiting tenant still residing their. 

Clean soils, no grade challenges, no power lines or utilities running through the property, no street improvements (curbs, gutters, sidewalks, new lanes, streetlights),etc.

I prefer corner lots if possible, decent (clean/up kept) street, or connecting/across the street from a business/commercial lot. 

It will take a good 24 hours to reach temp after a clean and refill.  

Improved the asset with some cosmetics, such as better signs for address numbers, locking mailboxes, minor landscape, and trash clean up.

Seems like to me that everyone wants something for nothing nowadays and nobody is willing to put in the work or to pay the margin for someone else that is willing to do the work...Folks want to "own a monkey", play with the monkey, but not "carry the monkey" or clean it's S#@% when it does one heheI guess next time I go to McDonalds, I'll ask them for organic burger buns or where I can find them, I'll bring my own meat paddy and potatoes, get them to make a Big Mac meal for me and maybe I throw some change their way hahaHow about those analogies above... lolHave a great weekend guys and much success with your investing 🙏

The house needs very little cosmetic work (paint, cleaning etc.).

The carpet cleaner I hire for my rentals also used to have rentals, he sold them paid the taxes, bought a cleaning franchise and retired from his VP sales job.

You don't need a co-host, you just need a good cleaning service to handle turnovers.
