In my leases, and probably in yours, there is a specification on what happens if the Landlord or authorized contractor on landlord’s behalf, is not allowed entry.

Honestly, you should have a partnership agreement of some sort documenting how you are going to operate (how to split profits, who has decision authority or how its done, etc.).

So, through the title/escrow co I let them know that if the attorney did not cancel it, I would be presenting them for the bill for the new locks and locksmith, and any damage the clean out folks did to MY house as they had no authority---and it was not occupied.
