It is however well done and nicely maintained, with nice front and rear porches, the rear with a view of the river.It has 3 medium sized bedrooms with room for a king/queen in each, a large living room, dining area enough for 10, and another larger livingroom/familyroom.

.- The building has quite a large storage lot in the rear that is not being utilized, this could be used for storage or to house some other type of business like a trailer business, sheds, or anything else - maybe we even have food trucks there.- the owner is my business partners uncle so we have a friendly relationship to work something outThe Opportunity- the owner is asking $400k- the zestimate is $383,300 with a range of $349,000 - $422,000- the owner does have a mortgage on it, zillow records show he paid $285K in 2019, and that a few months before it was sold for $32k, and in 2010 the building sold for $385k - no idea what thats about- a building right next to it which was "mixed use" and had 0 tenants and tiny parking, just a 4 bedroom apartment upstairs, a large garage, and retail shop in the front with $0 income sold for $340k a month agoThings we are unsure about- is $400K a fair asking price?

Condition and railings and Windows and oops I think that's a fleck of peeling paint on the upper rear facia over there.Influencers (people in your circle of friends than know EVERYBODY) need to know you are looking for a specific type of house in a specific area at a specific price point.

Safety has always been a big issue for me and my family.. my wife and kids got rear ended one time guy going 40 MPH and never hit the brakes.. some little flimsy cheap car this could have been very bad.. its was our BMW at the time and no one got hurt.. this matters to me as much as anything.

I haven't met a home inspector who is willing to give quotes for the items they flag, could turn around to bite them in the rear.
