I paid the old landlord a substantial $1700 deposit prior to moving in last summer and am concerned about the refund of that deposit and any other small little things I haven't thought of that come along with a new landlord mid lease.

If one electrical socket is not working, is that able to come out of deposit?

Should i still take some of their security deposit if the place is in decent shapeShould i share with them the fact that i need to occupy the place for a cheaper home loan loosing leverage?

I also ask for 1.5x rent for security deposit + first month's rent + cleaning fee up front.

After she/he moves out, follow your state guideline for deposit dispensation, the deadline of which is likly triggered by the latter of the tenant moving out or the lease ending date.  

So, legally how do I have to word getting rents for the landlord without getting into any trouble and how much can I ask him, I was thinking of asking for last month deposit down as payment.
