I'm brand new to real estate investing, and would like some advice on how to buy my first rental property and hopefully do it with a friend of mine.I listened to the Podcast from Aug 7, 2013, and the guest speaker Kenny Estes recommended that when you invest in your first rental property, ideally you should do it with a friend/mentor who already has experience buying other rental properties.

As the speaker said, however, it depends on how averse to risk you are.

As one of the speakers at BEC2020 mentioned, he is not trying to broaden his funnel by make it vertical, i.e. what profession for instance can you tap into that almost guaranteed makes 200/300k per year and/or have $1mm net worth. 

Every single speaker i heard at BPCon last week said “in this market it’s important to have sufficient cash reserves.”

Things like having a BBQ  every 3 months for the target group and their significant other.Here in Texas the Grocery Store Deli's have pre-made burger patties, pre-marinated chicken, pre-made bean salad, potato salad and cole slaw.All you need to do is get enough outdoor seating, a volunteer grill cook, and host an interesting speaker the group would like to hear talk.Good Luck!
