It's just now, many of those properties I've scratched my head about the price, are coming back to market since the buyers are not able to make money (go figure) I agree with your sentiment and is why I have not purchased in 1.75 years but if I had purchased a year ago I would have got on average 11% appreciation and significant rent increases.

@Jacqueline Basset  there is common theme that runs to investors after 08... appreciation is speculation and gambling its all about cash flow.. so these folks buying these are going in with the idea that the properties will never go up.. over time their tenant pays them off so now they are free and clear and they make positive cash flow yearly.. thats the premise and what this decade of investor sentiment is the prevailing thinking

I think it's not helpful to your piece of mind to think the other landowner will pay you nearly as much as he paid for the much larger portion just because you have "sentimentality" involved.
