When I went to contract signing, the seller was screaming the roof it's not leaking.

Considering that there are no pictures of the interior, it is being sold "as is", and it has been on the market for over a year, that screams red flag to me. $10,000 of repairs might be an extremely optimistic estimate for repairs.

Plugging info in the mls to auto send screams bare minimum laziness to me.

, Then i will need to pay for a reinspection, and do all these changes before I can even SELL MY HOUSE> so instead of a negotiation of what I will or won't do in my sales contract, or possibly lower the price for the buyer to do things, I'm gonna probably HAVE to do all these things BEFORE I can even sell my houseCan you tell I want to SCREAM!

Obviously you can spot a great price or a very bad price on a job, and anything that doesn't scream out great or horrible, is at least 'within reason'.. so really just any idea on where you think if any I should look to get more quotes.   

It's ridiculous that you turned this into a big drama session, kicking and screaming like a child when there wasnt a need at all for it. 

IF they even own the asset .. not get their doc's and deeds and all sorts of other VERY routine aspects of a real estate transactions just screams of amateur hour.. and the marketing company just throwing up as much as will stick make their money have no back end liability and laugh all the way to the bank. 

One of them burnt all his belongings in the front yard and walked of screaming that he would rather " go back to the shelter than put up with all these cops"

We can hear when they're walking, even louder when they have heels or dress shoes on, and the kids loud crying screams when he's getting disciplined, etc. 

@Carson Wilcoxyeah, i get that. that's the fine line i'm talking about...she's getting paid when we find the right house, it's her job, etc. but on the flip side, she can run screaming for the hills and i'll have to find another realtor and start the whole process over again. it wasn't easy finding her!
