Always thought solid wood was the way to go since you can refinish multiple times.

At the very most, get someone in to give you an estimate on refinishing them.

This thread is a good reminder that I should probably look into that, as I am almost done refinishing the basement.

If you don't have the contacts (electricians, plumbers, framers, roofers, tile installers, floor refinishers, landscapers, etc.) you will spend a ton of time trying to set up appointments and then waiting for bids and then picking that trade.

I started out with carpet, then moved to refinished hardwoods in older homes, then I started exclusively using Allure Vinyl Planks (glue ones).

You may need to refinish the mantle.You have a real opportunity with that kitchen.  

Refinish the oak floors, tenant proof them.

Carpets need ripped out, walls need painted, windows need replaced, wood floors need refinished, kitchen and bathroom need updating, etc, etc.What order do you begin to tackle each project?
