@Joe Villeneuve you're a busy guy so I'll save you some time crafting your response, yes I know it is not the optimum way invest for pure return, yes, I know it slows down the velocity of my capital, yes I know I could get better pure yield if I did what you did.

I'm seeing some young guys moving toward purely digital communication and subscription basis.

This may be a good move for some for lifestyle, but it looks like a terrible idea as a pure investment to me.  

Otherwise, unless you're including it in new construction, its not a good ROI purely on elec fees.What type of property are you considering?

Places are shut down, some places are tele-commuting, some places purely work from home.To me, SF and California will always be a destination for the good weather and opportunities

But for an investment standpoint you're really speculated on pure appreciate plays versus getting a good blended play here in NJ. 

Multifamily residential (2,3,4 units) have valuations that are influenced my more available investment strategies (especially duplexes and condo conversions) whereas Multifamily commercial (5+ units) is purely on NOI.

Once I saw real estate purely as a numbers game that made the whole process seem a lot simpler and understandable.
