Hello,More SDIRA questions - I am putting them under separate heading to hopefully make them more useful to others too.I understand that I can not 'do the work on the property to make a profit'.

Seasonal profits take a little more work here, but generate a much higher cashflow than SF's.

As for how you present the deal, just give us the facts, where the deal is located, how much you need, what you want to do with it, how you'll be profitable.

As others mentioned just rent it out and over time the value will go up and mortgage balance will go down eventually can sell at a profit.
