Wouldn't % of $ invested be the reciprocal of how long it takes to pay back your initial investment... maybe i'm misunderstanding what you mean...i.e. if I buy a property for $150K, put $50K (all in, including carry cost, etc), and it appraises for $250K, then I have $12.5K of cash in the property at 75% LTV.

In my opinion, yours is a common misunderstanding of how title passes when a person owning real property dies; it passes immediately to the heirs, in cases of intestacy (no will) or to the beneficiaries if a testate estate(will), subject only to being divested of their interest if the sale of the property is needed to pay claims of creditors of the estate.
