Hi @Chris Wyche - I am not particularly familiar with this sort of investing, but if you are interested in the urban Philly market I would advise reading up on pending legislation.In the past 12 months there have been significant discussions surrounding new billboard legislation and zoning.

I know very little about this and it appears legislation has not yet been finalized.

The challenge that we're facing is that the legislation in its current form is substantially lacking the details necessary to clearly define the business plan for the fund.  

They were originally started in Alaska, and since then roughly 17 other states have enacted some form of Self settled Spendthrift legislation.

I guess we really won't know the true outcome until the legislation is passed.

I wonder if sending this to elected officials could get some legislation changed.

But it won't...they have bigger problems than Short Term Rentals..The NYC government creates a housing crisis by enacting rent control/stabilization legislation, and then when the crisis occurs they further hamper the market by restricting rentals.
