This carrier essentially underwrites a package deal tailored to your business, bundling all your policies under a single umbrella, which could include General liability, Umbrella protection, and (obviously) property. 

Unfortunately, I don't think it's realistic that you will find a generic commercial lease online that checks all the compliance boxes for your state, city, and county.There are limited service property managers that will do retail tenant placement (rather than full property management, which it seems like would be overkill for this one commercial unit you manage), and this would be included as part of that basket of services.You could also hire a lawyer, but I think that property management company will be more cost effective. 

This includes, experience with LTRs, Liquidity and FICO.

I'm interested in renting out rooms and would like to know what provisions are people including in there leases to protect themselves and their tenants.

Can I consider the tenant of the one room also a "rental"... and include the SQ footage of that room as well in terms of deductions for repairs etc?

We have a chronic housing shortage in Milwaukee, both for rent and for sale.

Be interested in what your thoughts are to include this in a lease (needs to be maintained to some defined degree of cleanliness rather than waiting until move-out and deduct cleaning charges from their deposit).
