On a complicated property, it can easily take a couple hours or more just to put the contract together.I dont know what the case is in Washington State where the op is, but this illustrates how this can vary from state to state.

We would not use a COC/ROI metric to compare but we can take a little bit of a better look for illustration purposes.

I get that in your example you are trying to illustrate price squeezes, but comparing McDonald's operating strategy to real estate isn't a good analogy.
