In Memphis, you can't really legally evict someone for having troublesome kids, but if they were multiple noise violations and that tenant is becoming a burden on the peaceful enjoyment of others then maybe you have some room there.

Specify the time frame (normal business hours, 8 am to 5 pm from Monday through Friday, are generally acceptable) and scope of work if it may affect the tenants (noise, loss of electricity, etc.).As long as the repairs do not affect the privacy and quiet enjoyment of the tenants, notice is not required but rather good communication and a positive on your position as the new landlord.

I'm a freelance software dev and and most of my net worth is in retirement accounts (Roth and SEP 401k) besides the 70k I've kept aside to jump into real estate, just took the last couple years off to do some traveling and am now getting back into grind/money making mode so to speak.

If your rental is in an area that gets a lot of families they may be more concerned.Some tenants (like yours) are going to make a bugaboo over it either due to misinformation/fear, some agenda or just because they have an axe to grind.
