I have always loved messing around drawing floorplans with Sketchup and new development renderings in photoshop. 

No matter how many times you have explained the benefits, sent multiple estimates, and followed up with a client, they still go somewhere else.

I've never heard of a flat fee settlement company in Florida or anywhere else. 

There has been dog mess and trash (liquor bottles baby diapers, etc.) under their back porch, all over their back yard, and in the alley. 

In dealing the new Real Estate Commission Law now in play.....Is anyone else getting Engagement Contracts sent to them stipulating exclusivity and buyer-responsible commission terms?...

@Ryan Gyllenband (or anyone else), did you ever find a lender in TX that would do a HELOC on non-owner occupied properties?

One of the things that I like is that they focus mainly on wholesaling until you decide that you want to do something else.

Why in the world would you give undocumented immigrants a pass on a background check if you require it for everyone else??

If you bought the home yourself, with a higher rate at the time, and nothing else has changed (income, new debts, FICO drop) then you may be able to refinance just fine by yourself.

What else should I be thinking about doing, or doing at this point?
