Reason being, 1) lock into a historically low interest rate. 2) Increase you current cash flow to build up cash reserves and the down payment of the additional property you mentioned. 3) You can always pay off the 30 year lone at the 15 year rate if you want to start chipping away at that equity (it'll jut be at a slightly higher interest rate.
