I see we are back to the tenants again rather than the system.Doesn't it just boil your blood when you see a family that maybe had a decent job for years and acquired some nice things and then they hit really bad times where they qualify for housing?

Pay for the property based on the current cash flow, which would sound like 25% below market since the rent is essentially 25% below market for the property and make those numbers work...or have the seller get rid of the tenant before taking ownership and bring in your own tenant, if the tenant is on a fixed income you will not get blood from that particular stone...best of luck.

Depreciating that bathroom over 10 years (Very few things with 10 year lives unless you're manufacturing sugar or vegetable oil or using ADS which you shouldn't do unless required, not sure where he pulled that number) when it should be 27.5 years gives you almost triple your allowable depreciation per year.

To answer your question, I had looked at the median annual price-to-rent ratio for the region (because that's the data that I could find) and the Houston-The Woodlands-Sugar land area was 9.92 over the last 12 months.
