If this project manager fits that description than I would try to come to an agreement that you both can live with.

I signed the purchase agreement of REMAX which also says this. 

Looks like a bunch of problems and I couldn't even get any info about the management agreement or the HOA rules from contacting sellers.I'll think of something else.
