I would fabricate a hardwood nosing such that the surface of the tile comes out flush with the surface of the nosing, and stained to match tile.

All molds can damage construction materials and most all will also generate mycotoxins that can cause an allergic reaction.If you are trying to determine how old the mold is then yes, the color (or the mold genus) may matter.Example: Stachybotrys and Chaetomium (often considered black molds) usually don't occur until several weeks of wet surfaces have occurred.

You should be able to determine this from the county records-- You also need to think about what your strategy is here...on the surface I think this will be really tough to wholesale or flip because of the difficulty on the backend on financing.

It seems to me at that rate the cert almost isn't worth it because in FL it's not like you'll potentially end up with the property unless no one bids on it at auction.Is there a strategy there that makes this make more sense than it seems to on the surface?
