When someone presents to "tap" Private-$ we want to do as little thinking as humanly possible, that's to say the burden is on you the proposed borrower to present a complete, detailed "pitch" outlining the allocation of every cent, contingencies, time-lines, data supporting each action item.

I would say that the UW fee seems low, but processing fee seems high, but they seem to balance each other out and the admin fee is kind of a junk fee.

Let's say next Spring if you hydro mulch and water and fertilize like crazy you can have a nice yard full of grass in the back next summer.I have seen some builders about this time of year use some kind of roll out mats to keep the dirt covered until the house is ready or Spring for sod.

That being said, you have plenty of reserves where I think you can make a significant down payment and would be able to find something that cash flows.Plus its better to have that money in some kind of asset that grows in value, tax deductible, and bring in income; rather than it sitting in the bank.
