Hey BP,I live in Denton, TX but each of my 4 investment properties are out-of-state due to high purchase price and lower cash-flow on most properties in my home town.I am considering starting my search for some off-market empty lots closer to home that I could put new construction on, doing a lot of the interior finish-out myself. 

New electrical from the utility pole to every switch and outlet.All new plumbing.Opened the floor plan, new kitchen, new bath and new floor throughout.Added finish details and some nice interior color choices, at least, I think so...

The house needed some light rehab to replace the flooring and paint the interior/exterior entirely.

I'm about to make a lot of renovations to it that will significantly increase the value of the property (roof, interior/exterior paint, flooring, kitchens, bathrooms etc).If I apply for a HELOC, will the bank likely use the purchase price from September or will they consider the renovations when appraising it?
