I google everyone, either way, though, and trust that homeland security is on the ball as well (LOL, yeah...) 

I understand some quiet titles can be more difficult than others but a ball park figure would be great.

That all being said, there is no crystal ball.

However, since that time I've caught the "real estate bug," and would like to do a cash-out refinance (I have fairly significant equity) to get the ball rolling. 

Inspect the situation for yourself, get eye balls on the situation, ask questions, be nosy.

We're thinking about adding a volley ball net further out.

If we only had a crystal ball…

I live in the northeast and not much is moving/up for sale due to winter right around the corner so I am thinking that soon may be a good time to throw a few low ball offers out there and see if anyone bites. 

IS it a market where we can low ball an sales price? 

A ball park figure to help me started would be great to have!
