With regards to holding properties with friends/family- We've used LLCs to hold properties wit friends and families.

In some areas; if there is a disagreement about a lease term, many managers will become a party to the litigation or arbitration, or atleast a fact witness, and that will take some stress and time and perhaps legal fees, even if you no longer manage the property. 

I agree about private money, my wife, however, witnessed her dad lose hundreds of thousands and heard stories of her grandfather being forced to shut down a business due to bad partnerships.

I have personally witnessed homeowners losing homes becasue they let someone who had no ability to close and could not resell just walk a few days before the sale and boom house is gone .. lost to foreclosure.so thats why wholesalers get a bad rap not to mention the methods they use to get into contract which every single direct mail says the EXACT same thing..
