A lot of times if you uncover something major, you are helping yourself by putting them on notice because then the agent, if it's listed, has to inform the seller and they know about an issue and must adapt to that, meaning everyone else will find the same thing.

Either way, who knows if they're really telling the truth, but it doesn't hurt to ask.3)  The inspection should uncover any major issues, so if it gets to that point, you will be able to back out if need be.  4)  Check into the surrounding areas - are there a lot of vacancies?
