The ability to uncover deals would be a must.What information is normally expected when a birddog finds a potential deal?

A lot of times if you uncover something major, you are helping yourself by putting them on notice because then the agent, if it's listed, has to inform the seller and they know about an issue and must adapt to that, meaning everyone else will find the same thing.

The reason house hacking is so nice is because the down payments are MUCH lower when you are purchasing the property as a primary residence.

Either way, who knows if they're really telling the truth, but it doesn't hurt to ask.3)  The inspection should uncover any major issues, so if it gets to that point, you will be able to back out if need be.  4)  Check into the surrounding areas - are there a lot of vacancies?

The inspection uncovered some undisclosed foundation issues that were going to be around $4500-$5500 from the estimates I got, and the seller wouldn't budge on the price so I walked.  

Now I need to see inside the units and do my research to uncover the bad and the ugly.
