If he "barely meets the criteria" and is in the midst of a divorce, I wouldn't touch it.

Let them know I will be in touch once I have all information back to let them know if they qualify to rent (?).

@Caleb Heimsoth good point, tenant is retired @Frank Chin I never really considered the tenant at as a PM but you are right My gut tells me raise it $15-20 in a few more monthsIt would cost 5-7k to rehab the unit It hasn’t been touched in 40 yrs

Do you think building a nice website to outline all benefits of the lot size/location, nearby amenities, pretty pictures and video and a clean way to submit bids and stay in touch with me...would all that be overkill?
