The lease may also include charges for non-emergency issues (changing a light bulb for example).The risk of this is that tenants may not report repair issues they have caused until there is greater damage to your property.Some landlords require that all repair issues that don't involve fire, floor or blood MUST be provided in writing (NOT phone calls, NOT texts) and will be handled in the order they are received.    

It took two years to become cash flow positive on that property, and there was ample blood, plenty of sweat, and no shortage of tears.

I'm reminded of the "can't get blood out of a turnip" expression.

Nobody could sell anything and lots of blood in the streets.
