If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Let me simplify this.

@Joseph Hamer - there are a lot of great BRRRR resources on here, but basically you need to buy below market, know the ARV that you get close to 100% of your purchase and rehab back...If you buy a property with for $60k, $20k rehab and ARV is $100k and your lender will give you 80% LTV, you can make it work (this is overly simplified, there are other fees, closing costs etc, but gives you the idea).  

I simplified things in my STR by using one wall color throughout (light gray), and one trim color (off white). 

The goal is to simplify and survive.  

Lots of hard money lenders out there and some will have slightly better terms but others will have a simplified process, less requirements, and quicker close. 

You can't overly simplify real estate neighborhoods on a nationwide basis, and then attempt to compare the two neighborhoods as being "equal"Per the article you linked, they define three different metrics that they use to determine if a neighborhood is similar.  

Having a clear designation simplifies towing if that is something you need to enforce, such as if you only have one space per rental unit.
