If they have not already been advised of a change in address/account for rent payments and maintenance requests, that should be provided to each tenant at that initial meeting also, although my preference is for the prior owner or PM to send a simple letter of introduction to the tenants to ensure a smooth transition as a first step.

@Charlie DiLisio So, you're saying use drywall compound (which is basically a type of clay/putty-ish material) to flatten and smooth out the cinder blocks (since right now they have divets in between each block)...

Although I do require guests to have their IDs verified, I don't rely on it (portals dont offer guarantees).I ask standard questions and request them to sign our Standard rental agreement.As the guys said prior, a vetting system is necessary to run a short term smoothly.

At least here in Cbus at CMHA, I have had some tenants that it was very easy to place them, the inspection went great paperwork was smooth and the land lord has had zero complaints...we will see how it is at the 1 year mark....but then I've had others where it seems like that particular case worker handling the initial paperwork needs something changed and then as soon as you get that changed there is something else wrong that needs adjusted.
