Please tell me you didn't pay to have someone do this recently... no self-respecting roofer should flash a chimney in that condition.  

We got lucky and our roofer had matching shingles (probably ours that we paid for with our 1 year old roof)...something to remember if you plan to tear out.

I tried 5 different companies and they all said the same thing..Yeah, that was the issue I had--the roofers were not enthused about coming out to repull the permit.Did it pass the roof final in '98 when it was built?

RE Sales Agent (who will run comps, give opinions of market conditions and property values, and list on your exit), escrow company, title company, rehab team, including electrician, plumber, rough carpenter, finish carpenter, tile/stone installer & supplier, carpet installer & supplier, landscaper, cabinet maker, counter top supplier and installer (granite, cesarstone, etc), relationship with big box store employee in commercial sales (Lowes, Home Depot), roofer, RE attorney, CPA, RE agents who can bring you acquisitions (REo agents, short sale specialists, direct marketing specialists), and the list goes on.

The first question is if the tenant knows what he is talking about so have a roofer inspect it.

So far, I have made him call his roofer back twice.

So when the lead inspector comes I tell the roofer to get lost just in case the lead guy wants to get into it about lead certs and separate permits for painting the fascia and soffits.

We do finish work, we are also particular.We hire out rough electrical and rough plumbing, roofers and framing (if we're adding on), insulation, replacing/hanging exterior doors, replacing windows (though we stain and finish any windows/doors before our contractor installs them)We do this all on weekends or days we take off from work.

Long story short, don't be scared off by the mansard, there are lots of options to make it work.PS: If you get a roofer to do the work they might try and charge you extra for working a steep pitched roof.

I had another roofer out there and he floated the idea of a WDG Silicone Coating on the entire roof.
