The advantage here is you get to listen their thought process, philosophies, and results.On one of the podcasts I found, the host (not a guest) bragged on how he turned the apartment/condo he was living in into an STR without telling his landlord.

There would have been no way for me to do that if I followed the "all debt is bad" philosophy.

My ultimate strategy is the buy and hold then trade up philosophy.  

My personal philosophy is that you do not have enough justification to keep the deposit in this situation since you don't have anything in writing.

I am kind of conservative with money so so far I have only had debit cards and checking accounts, under the philosophy "if I can't pay it I won't but it"... or as we call it in my country, being financially responsible.

You already have the mindset to pay off your assets which I think is better than some of the philosophies of leverage till you die and let me have 20 million in debt to make 100-200k a year.

IMO moving from Class C to B is more of a personal investing philosophy than it required for the growth of an investor.
