For example you wouldn't have to pay a funding fee for the VA loan, and you might be able to avoid some or all of your property taxes on your residential property!

It is non-refundable if they do not purchase within x amount of time.If you want to be really nice, you could state in the option agreement that part or all of the option fee will be credited towards the purchase price of the subject property.

Depending on your states laws, that may prohibit the seller from moving forward and accepting any other offers until yours is resolved one way or another (which again may give you leverage to get some or all of your earnest $$ back..)
