I started with them to learn the ropes then moved on to better brokers once I got some experience under my belt. 

Again, the BiggerPockets store has some books on this topic, or you can learn about it by watching podcasts, reading blogs, and interacting on the forum.

My personal experience with having dogs that have been bitten by other dogs, is that they've always been German Shepherd dogs.

My advice would be is to talk to multiple investors who have real world, actual success-based experience in flipping over a sustained period.

You could also look into regional banks or credit unions with experience in real estate development for middle-ground options.If I were you, I’d spend some time shopping around for the best rate/terms.

You most likely have more experience, plus you're much closer.
