We also like to sit down with the current manager and go through everything related to how they are running the park (collecting rent, problem tenants, sales of homes, marketing efforts, recurring maintenance items, problem areas in the park infrastructure, etc)Compliance - this includes everything related to city, county, and state compliance to continue to run the property as a park.

If this trend continues as we move towards the end of the year I think we will see more price drops than we already are.

With investment properties, any kind of rentals, I often see the story where the owner walks away due to some major repair issue, like a caving in basement or maybe a string of awful tenants drove them away, but in either case, its NOT AT ALL because there's no way they can continue to pay the mortgage payments, its a financial decision and many times may be the best one they have available at the time!

I will continue to share this so no one else gets scammed and left in debt with no deal closings. 

It operates as one now and will continue to be approved. 

If places like Charlotte and Atlanta continue to growth like they are, current prices will look like a bargain compared to prices years from now (a la Phoenix, Austin, Seattle, etc.).
