These are perfect properties to offer as corporate rentals and then flip in a few years or continue to hold while potentially building immense equity.The investors that buy into these areas now are the ones who, in a few years, will be the "brilliant" investors who knew to buy into these emerging areas before everyone else.

Think about it: when you see a lot of African Americans are on section 8 voucher program, do you generalize and say "All blacks are lazy"? 

For me in Washington I would not do anything outside of Airbnb because then they would be considered a tenant and they would be allowed to have tenant rights, which here is immensely more than landlord rights.

The agents that were successful purely due to the market being so hot will quit, and the truly skilled agents will be immensely successful when the agent pool gets cut in half. 

It's to say operating via paper-system this day and age is rather "caveman" given the immense amount of resources readily and cheaply available to drastically increase efficiency, organization and accuracy.
