As part of approving an animal occupant the tenant and landlord will identify locations for items such as food and water dishes, areas for bodily functions to not harm grass or other vegetation, specific areas within the property and home that the animal can occupy. 

However, I also know that a higher basic nightly fee could be harmful from a competitive perspective.Any thoughts on the best way to do this?

I am not an attorney or an accountant, but I believe forming an LLC is pretty much a 'do no harm' venture, and as far as getting taxed as an S-Corp, definitely talk with SEVERAL accountants to get their opinions.

Locking something in contract is never a bad idea assuming you think you DO want to buy it and think it is a good deal, you just need to be pretty sure you are going to be able to close or have outs and are not going to harm the seller (i.e. have a conscience about it.) 

Your claim is that the PM's negligence has harmed you by a failure to be able to collect against all parties in a lawsuit.

I dont see any harm in meeting with tenants you are inheriting.

So what happens if there is an incident (fire, for example) that originates in and/or harms someone in an illegal unit?

The homelessness is completely drug and other substance addiction nothing to do with rising rents. 

I continue to do the things I enjoy, but only as long as I am good at them, and I'm not causing myself harm in the process.
