Bathroom hardward (TP and towel racks) - mount to a 1x4 plaque that is screwed to studs. you can pretty much hang on it without pulling out the hardware. i use entry level granite countertops - stain resistant, and should last a long time. i put LVP through the entire house, bathrooms and closets included. its water proof and scratch resistant. while the initial cost is more than carpet, you wont have to replace it as often. i use Sherwin-Williams Harmony line of paint, in a semi-gloss sheen. the semi-gloss is easier to wipe off for small marks, and the harmony line has deodorizers built in. for exterior door knobs, i use the smartkey knobs from kwikset. you can rekey a knob in a few minutes - no need to pay rekeying fees anymore. last tip - figure out which appliances your market typically provides. in my market, its not common to provide washers and dryers, so i dont. thats one less thing to have to repair. 4. i dont see an issue with the gas stove. to convert to electric you will need to have a 220V plug, which could be costly to install if not already there.

I'm in the process of trying to get this done soon to eliminate that concern.My issue with the garage is, most houses in my sub-dividson have fully functional garages, so I would like to use this property as a lesson's learned and take the projected $80k that I may make on this home if I do sell it and use that money to invest in another property that is in better condition when the market is better for buyers 1-2 years down the road.I will also potentially be moving away (over 8 hours away) from this area in about 2 years, so another reason I'm looking to maybe sell since it can be hard to find great property managers.Anyway, this is my first rental property, so I just wanted to pick the brains of others since I have a limited small view of things and maybe missing the big picture on why I should hang on to it.Note, I have been lucky enough to have 2 different tenants rent this home out since I renovated it, but after moving out, they love the house but did mention dislikes about the garage doors and basements when we asked for things they would recommend for improvement.Thanks!

Follow your contract’s language regarding their loan contingency and cancel the contract as soon as you can……or demand a decent non refundable deposit and hang around.

Hello,I took up a new role OOS and technically I should have  moved out of state along with my family by now , I am just hanging around at my current place doing my best to postpone the move due to the uncertainty of the pandemic, the delta variant and all that jazz.I am not really sure if I can stretch this any further but one thing is certain that I must sell but however there is one thing creating a dilemma now whether I should sell now or wait until next year?
