It will likely take at least 3-5 years of focused effort to start generating significant cash flow from real estate, even if you use leverage (financing).

First I would call the local utilities and contractors who deal with this stuff to see if your assumption is true.For electricity maybe some sort of generator?

Some, like TC, offer only basic accounting, which is fine if you're a very small landlord, don't plan on growing past a few units, won't need to generate accounting reports per property, won't need to create owner statements, don't need to reconcile your books, and don't have a chart of accounts.2.

Another idea I had was to just use standard research out there on building systems like the air conditioning, wiring, plumbing and so on, to estimate how much time they would normally take to require repairs.Here's a paper that discusses "energy modeling" for single family homes that is pretty recent that is an example of what I'm thinking of:https://www.mdpi.com/1996-1073/12/8/1537

As I go through this journey I have also decided to educate myself in real estate investment so that I can be best prepared for July 2020, this is the point when I will be debt-free and will be shifting all my energy to actively investing in real estate utilizing the BRRR method.To that end, I have made it a goal to analyze 2 properties per day so I can become familiar with my area and become comfortable analyzing properties...and that is where my issue is.
