The rising insurance cost coupled with falling condo prices are affecting the non-condo residential RE.  

Lumber sky rocketing  other materials you could not get like garage doors or refer's etc etc.

why not knock on the doors in the neighborhoods that you are doing tear downs and remodels on?

Low supply of housing will keep prices rising until builders build enough inventory and that won't happen anytime soon.
