I understand that HML should be fairly easy to attain but it seems like some of the requirements that are asked of are somewhat the same as traditional lenders on some of the requirements. 

Going all in for $100K might be a bit low, but I'd think $125K is attainable.

The markets I'm in (and feel like I'm successful in), these numbers are very difficult to attain - specifically when you get about $150,000 purchase price. 

Would this then fall under creative financing or its more on just attaining capital without really having capital?

Is 1.5%+ attainable for higher value properties?
