We are all visitors here at BP with the goals of sharing, networking, helping others, information exchange, etc.

One customer said OK to my offer to cover a visit or two to the doctor, and then came in several months later with chiropractor bills exceeding  $3,000.00.

(although as others have said, it is difficult in states like CA, but in OR it's only $100yr and if that messes up the property P&L, that deal is too skinny to be in) You can be sued for anything, by a tenant, a visitor, a neighborhood, or a stranger.

Please don't encourage visitors or second home owners to come up to small resort towns!

I would also look to see how many annual visitors there are to the particular area. 

You gotta factor in lifestyle, and how they would treat the place, smoking vs. nonsmokers... visitors...etc..   

It is just good maintenance practice anyway because people can have visitors come over and run into the same situation.

My open house comments from visitors has reaffirmed my price.
