I agree biggest challenge is financing, and having a good property manager.My area is South West Florida, (Ft Myers), but it appears that appreciation/demand has made it difficult to find good deals.

HUD had a transition in Asset Managers last month (Although the names of the companies changed the personnel remained the same but the Southwest region has gone form 3 to 2 asset managers with one company Sage getting the bulk of the listingsSaying that , it also appears that the pattern of accepting bids has changed.  88% still seems to be the counter range for most bids.

I typically look for properties in older established neighbourhoods in southwest/east Calgary.

Property taxes are a little higher in Ohio compared to Kentucky or Indiana (I'm in the southwest corner of Ohio - Cincinnati).  

I believed they have TK properties they're managing in the southwest part of chicago. 

Own a couple duplexes in Southwest Jax that do pretty well for us.

Usually we take off from Reid-Hillview Airport (south west San Jose). 

New apartments are going up southwest of the intersection of Parsons & Livingston that look like they'll be ready by spring or early summer next year, behind the new(ish) building that has Crest Parsons, the Fitness Loft & Local Matters, etc.
